1. The Property is offered as a holiday rental subject to confirmation by the owners.
2. A refundable security deposit of £ 100.00 will be due on payment of the balance. This amount shall be returned to the client within 14 days of the end of your stay, less any outstanding charges, excess cleaning costs or significant breakages. This deposit shall not limit the client's liability to the owners.
3. The balance should be paid in full not less than 8 weeks before the start of the rental. If payment is not received by the due date, the owners have the right to give notice, that the reservation is to be cancelled. The client is liable to pay the balance in full.
4. Clients are advised to arrange comprehensive travel insurance to include cancellation cover, and insurance for personal belongings and public liability, as this is not covered by the owners. (Don't forget your E1-11 available free of charge at the post office).
The use of the accommodation, equipment or any amenities on site is entirely at the hirer's risk and no responsibility will be accepted for injury, loss or damage to the guests personally, their belongings, or vehicles. The owners are not insured for theft of their guests' belongings.
5. The rental period starts from 3pm on the first day and must be vacated by 10.00a.m on the last day, unless by prior arrangement. The owner shall not be obliged to offer accommodation before the time stated and the Client shall not be entitled to remain after the time stated.
6. The client agrees to be a considerate tenant and ensure all members of their party take good care of the property and leaves it and its contents in a clean and tidy condition, in the same state as found at the end of the rental. No smoking inside the cottage. The owner reserves the right to make a deduction from the security deposit for excess cleaning charges and significant breakages, loss or damages. See 2. above
7. The client should report immediately of any loss, damage or breakage of equipment or appliances, so it can be dealt with as soon as possible.
8. The owner cannot be responsible for:
a) Any temporary stoppage or defect to any public service to the property.
b) Any loss, damage or injury from adverse weather conditions, riot, war,
strike or any other events beyond the owner's control.
c) For any loss or damage or inconvenience caused to or suffered by the
clients if the property was to be destroyed or damaged before the start of the
rental, in that case the client would be informed and a full refund would be
given.
9. Under no circumstances shall the owners liability to the hirer exceed the amount paid by the hirer to the owner for the rental period .
